Property Management
Our property management specialists oversee over 2 million sq
ft of retail, office and industrial space. We professionally manage
all of our own properties as well as several properties owned
separately by 3rd party clients.
Our management focus is primarily on cash flow and tenant retention.
We diligently monitor the properties’ operating costs. To
this end, rents are collected in a timely manner, our vendors
are selected through a careful bidding and interview process,
and every effort is made to keep our tenant turnover rate as low
as possible and our legal costs to a minimum.
We pride ourselves in maintaining our properties in “Class
A” condition while working tirelessly to keep capital costs
as low as possible. We provide individualized service to our clients
through our “hands-on” approach and close involvement
in the day-to-day operations of the properties.
In addition to providing our clients lease administration, accounts
receivable management, and building maintenance, we also prepare
annual budgets, monthly operating reports and current rent rolls
to help our clients better monitor property performance. We work
hard to maintain strong tenant and vendor relations. We monitor
tenant / property insurance requirements and percentage rent requirements.
And, at year end, we prepare timely CAM reconciliations to accurately
bill back the tenants.
Our property accounting is accurate and timely. Our reports
are prepared using state-of-the-art property management software.
JEFF R. REGA
Jeff Rega is currently employed as senior asset manager for Realty
Bancorp Equities (“RBE”), Woodland Hills, California.
He is responsible for directing and managing the day to day operations
of ten shopping centers consisting of 600,000 square feet, five
office buildings consisting of 300,000 square feet and three industrial
properties consisting of 700,000 square feet.
He has over eighteen (18) years of experience in the management
of commercial properties with special expertise in the management
of shopping center properties.
Prior to joining RBE in 2002, he served as Director of Property
Management for seven years for KMI Real Estate Group, Woodland
Hills, California (“KMI”). He was responsible for
the day to day operations of a commercial portfolio totaling over
1.2 Million square feet.
Prior to KMI, he served as property manager for two years for
Pacific Property Development, Beverly Hills, California (“PDP”).
He managed a portfolio totaling over 700,000 square feet of retail
space.
Prior to PDP, he served as property manager for five years for
Crossroads Development Corporation, Beverly Hills, California
(“CDC”). He managed a portfolio totaling over One
Million (1) square feet of retail space and 200,000 square feet
of Class A office space.
Mr. Rega holds a Bachelors of Science Degree in Business Administration
and Political Science from the University of Pittsburgh, Pittsburgh,
Pennsylvania. He is a member of the International Council of Shopping
Centers (ICSC). He is also a licensed California Real Estate Broker.
SHIRA TITEN
Shira Titen is currently employed as property manager for Realty
Bancorp Equities (“RBE”), Woodland Hills, California.
She is responsible for all aspects of lease administration including
abstracting leases and tracking lease changes such as expiration
dates, rent changes, options terms, preparing CAM reconciliations,
preparing annual budgets, rent rolls and preparing monthly owner
reports. She is also responsible in assisting in the day to day
operations of the retail, office and industrial properties.
She has over fifteen years of experience in the management of
commercial properties.
Prior to joining RBE in 2005, she served as Director of Property
Management for five years for G & K Management, Culver City,
California (“G&K”). She was responsible for the
day to day operations of a commercial portfolio of 32 properties
totaling over 3.2 Million square feet.
Prior to G&K, she served as Lease Administrator for six years
for Watson Land Company, Carson, California (“Watson”).
She was responsible for all aspects of lease administration and
property management accounting for a portfolio consisting of more
than 175 leases.
Prior to Watson, she served as Assistant Property Manager for
three years for Ruby Management/Ken Ruby Construction Company,
Los Angeles, California. She assisted in the day to day management
of a portfolio totaling over 1.3 Million square feet of commercial
space.
Ms. Titen holds a Bachelors of Arts Degree in Liberal Arts from
California State University, Northridge.
